As Hurricane Florence makes landfall higher then normal tides, and storm surge can cause catastrophic damage! After the flooding has accrued it may still be days or weeks before you can gain access to your property, and belongings. It only takes 24 to 36 hours for mold to start to take over the interior of homes and business. So by the time you can re inter your property the mold growth will be well on its way to contaminate the interior. It all comes down to timing the sooner you can get started the better! Most homes have drywall and that kind of material can still stay wet for days before it can dry out. Drywall is also an ideal source for food that can increase the speed of the mold growth. Mold is a plant and the spores it produces are seeds that will create new adult mold spores. So as long as you have wet material and high humidity the molds spores will continue to grow taking over the interior of the building.

If your trying to do some of the mold remediation yourself make sure that your body is protected from the Toxic Mold Contamination that’s now eating your home! Use Personal Protective Equipment (PPE) to protect your airway, eye’s, and skin. Most of these products can be picked up at Home Depo or Lowe’s. White disposable protective clothing, Rubber Boots, Rubber Gloves, Chemical Goggles, and if you can afford it a full face Mask with filters. You can use a paper mask but personally I feel they fall short on giving you the protection you need but their better then nothing! DO NOT! Go into a heavily mold contaminated building without your Personal Protective Equipment! (PPE). Again that means NO” flip flops, short’s or tee shirts! The stuff you normally have on everyday just wont cut it for any real protection.

Per EPA (Environmental Protection Agency) Guidelines says anything damaged by flood waters such as ocean, river, lake, or sewage should be discarded and replaced. This is not water form a water line leak inside your home! It contaminated water full of mold and bacteria! Hard plastic’s, metal, glass, pot’s, and pan’s can be cleaned and salvaged! Anything with a hard non porous surface can be cleaned! However damaged clothing, furniture, carpeting, padding, bedding must go!

Get the Black Mold Contaminated material out of the building as soon as possible! But before you start the Mold Remediation Process make sure your using your Personal Protective Equipment! Many people over the years doing mold remediation without using (PPE) have come down with pneumonia! It can kill you folks under the right conditions so be real careful if you decide to take on a mold project on your own! It’s your property you can do what you want but use your head and be safe wile doing it!

Yes’ Hurricane season is here once again and the 2018 storms are on the increase as we enter the middle of the storm season. Mold contamination in storm damaged homes can be one of the worst experiences you can face. Its bad enough your personal property get water damaged but then within 24 to 36 hours after the flood waters have receded that Black Toxic Mold is now everywhere!

When your given permission to re-enter the storm damaged area make sure you go back with the proper equipment before you enter you water, damaged home or business. First of all do NOT go into the building with flip flops, short paints, and a tee shirt! After Hurricane Katrina Hit New Orleans, LA the damage was catastrophic! Hurricane Florence more then likely do the same type of damage or worst!

When you return you may discover that your standing in the middle of a Toxic Mold Envelope. In other words the indoor air quality could be thousands or even millions of times higher then the outside air. So if your walking around trying to pick through you contaminated belongings there could also be another sinister agent hiding in your home or work place! Its called Bacteria! Everywhere that water can stand or be trapped can also breed Misquotes, Mold and yes Bacteria! The problem is without testing of the contaminated material you never know for sure just what your dealing with. Anyone going into these Mold, and Bacteria contaminated structures are playing Russian Roulette with their health! Yes if exposed to a very high level of mold spores and or bacteria you can get very sick! You only have one life so take care of it!

Before going into your mold contaminated building make sure your protect! At the very least have a Mask to protect your airway, eyes, and skin. A full face mask or paper mask! Remember the mold spore level can be in the millions. When you breath under normal conditions your taking in about a dozen mold spores per breath. But in an extremely contaminated environment it could be in the tens of thousands or in the millions per breath. Rubber gloves, paper suite, rubber boots, should be used for your protection. Go on line and look up Personal Protection Equipment! (PPE).

Mold is invisible to the naked eye! You can get over 150 thousand mold spores on the head of a straight pin! One square foot of mold on a wall or any surface can contain as many as 300 million mold spores! As you start removing mold contaminated mold the mold spore levels can reach over 1000 times higher where your working! Never work in these areas or allow your children to enter into these contaminated work areas! Don’t allow your children to help you especially if there is no personal safety equipment available! (PPE).

Church groups like to come into these areas trying to help but I’ve also seen where they failed to have proper safety equipment to protect their workers. Their hearts are in the right place but without proper training they can do more damage to the property and their selves as well. Lets talk about Chemicals to kill mold contamination. Don’t use Bleach because its to week to kill the mold on contact, and it evaporates to quickly to soak into the material you may be treating. There are a lot of chemicals on the market. Some work and others don’t! The importation thing is using (PPE) Personal Protective Equipment. Your mask will need to have chemical filters because anything that can kill mold can also kill people. If your only using a paper mask make sure your also using Chemical Goggles, and not the Carpenter Goggles with all those air holes! Problems With Wall or Window Mounted Air Conditioners!

Over the years I’ve been called into troubleshoot problems with window and/or wall mounted HVAC Systems. There used almost everywhere, and can do quite well as long as they are installed properly with proper maintenance. These types of HVAC Systems are common at Motels, Schools, Portable Classrooms, older high-rise buildings, and yes in your home’s. The bad thing is they are not properly keep up with when it comes to maintenance! And with that proper cleaning and filter cleaning or replacement. At first the homeowner will clean or change the filters but as time goes by they get forgetful and let it go. Then over time the dust build up creates a mold contamination problem.

Some of these filters are made of plastic and easy to clean wile other don’t and those are the worst to maintain. As these units are running to keep the room area cool or warm depending on the season its being used! They get dirty and full of dust, lint, dog or cat hair, human hair, carpet fibers, and human skin that we shed everyday.

So now you have all of this material sticking to the coils and fins because they sweet with condensation (water), and now you have the perfect environment for mold growth, and yes sometimes bacteria. The bacteria can be just as bad if not worst in some cases then the mold. But if you have both mold and bacteria then you have double trouble!

On the installation side of things air gaps that are around the wall mounted or window installed HVAC Systems can cause a problem and speed up the mold growth process. The process is called Negative Air and this will allow the cooling system to pull in hot humid air from the outside in the summer or even in the winter time the condensation will still be present. This will cause mold growth due to additional condensation (water) in and around the HVAC creating an ideal environment for toxic mold growth. So the system will need to be sealed with an approved caulking or some type of rubber gasket to restrict any air movement around the system.

In schools, motels, apartment buildings the temperature should not be set to the lowest sitting. Try to keep it set at around 72 to 75 degrees for comfort. I’ve seen 60 degree settings with no one using the rooms causing excessive sweating from condensation. It would be wise to have the system adjusted to keep people from setting the cooling units thermostat below 72 degrees. You have to remember that inside the cooling unit you have super cooled areas that come into contact with hot air from outside that will make the metal sweat allowing more water to be available for mold growth.
